Landscape design-buildmarketing for theSouth Bay
Everywhere else in this practice the question is who can afford the work. Here the first question is whether a machine can physically reach it — and the answer changes your margin more than the design does. Part of our wider landscape design-build marketing practice.

The problem with this cluster
Same money.
Completely different site.
Hermosa Beach and Rancho Palos Verdes have almost identical household incomes and both sit at the top of the market on home value. Physically they could not be less alike, and for a design-build crew that difference is the whole job.

Source: U.S. Census Bureau QuickFacts, American Community Survey 2020–2024 five-year estimates, with 2020 land area and density. Accessed August 2026. Hermosa Beach's median home value sits in the highest open-ended ACS bucket, so $2,000,000+ is a floor rather than a value. Long Beach, Torrance, Gardena and Seal Beach are covered in the account but are not shown here.
That is the South Bay's real fault line, and it runs through the whole cluster rather than between two cities. The beach cities and the older parts of Long Beach and Gardena are tight, narrow-lot, no-side-access stock. Torrance is mostly conventional tract with a gate you can get a mini-excavator through. Palos Verdes has space and a slope, which is a different problem again.
Almost nobody prices any of it. Access disappears into labour, never appears as a line on a quote, and quietly takes a third of the margin on the jobs where it bites hardest. Two properties, the same design, the same materials, and a five-figure difference in what it costs you to build.

What the access
is costing you
Every project moves material in and rubble out. On a machine-accessible lot that is a day. Through a house, down a walk street, by wheelbarrow, it is a week — at full crew cost, on a price that assumed otherwise. Put your own handling rates in and see the gap.
This property
Every rate below is yours to set. The presets are starting points from typical site conditions, not industry benchmarks — overwrite them with what your crews actually do.
Margin before material handling is counted — design, materials, subs and installation labour only.

Moving 40 tons through this site costs $6,500 and 3.1 crew days — 18.0% of the gross profit, taking the margin from 38% to 31.2%. Against an open lot it is $4,420 of pure access. Price it, or absorb it.
This prices material handling only. Craning, street permits, parking suspensions and protection of finished interiors sit on top and are worth their own line. For what an enquiry should cost against this project value, use the max cost per lead calculator or read what design-build leads cost.
The account
Four things we do
differently here
01
Qualify the access before the design
The first question on a South Bay enquiry should not be budget or style. It should be whether there is side access, an alley, or a gate wide enough for a machine — because that single answer moves the price more than anything the homeowner is about to describe.
One field in the intake flow, answered from the street view before anyone gets in a truck. It is the same argument as qualifying design-build leads, with the one question this market actually turns on.
02
Make constrained sites the specialism
Most firms quietly price themselves out of walk-street and no-access work because it hurts and they have never worked out by how much. That leaves an entire category of high-value property under-served, in the densest and wealthiest part of the cluster.
A firm that has done the arithmetic can bid those jobs profitably and say so out loud. Difficult access is the most defensible positioning available in the South Bay precisely because it is unglamorous.
03
Run the beach cities and the hill separately
Rancho Palos Verdes is 80.4% owner-occupied with more than a quarter of residents over 65 — settled, slow-moving, high-consideration, and on a slope that brings drainage and grading into every conversation. Hermosa is 50.6% owner-occupied, 2.13 people per household and a completely different pace.
Same income bracket, different sale, different portfolio, different objections. One campaign for both flattens the parts that matter.
04
Use Long Beach for volume, not for tone
Long Beach is by far the largest population in the cluster and behaves like its own city rather than a South Bay suburb. It carries the volume, at a broader range of tickets, and it deserves its own creative rather than beach-city photography that will not land there.
Keeping it in the account but separate in the campaign is what stops the cluster average from making every ad slightly wrong for everybody. The missed call calculator covers the other half of volume: the enquiries that never reached a person.
The competitive field
The market we work in
Our office is on Pacific Coast Highway in Hermosa Beach, which makes this the one page in this practice where we are describing our own market rather than researching someone else's. We drive these streets. We have watched crews carry decomposed granite down a walk street in five-gallon buckets.
The field here is crowded and capable, particularly in the beach cities, and largely undifferentiated in its marketing: portfolio, form, service-area list. Very few firms position on capability with difficult sites, which is the one thing a South Bay homeowner with no side access is actually trying to find out.
Before we quote anything we pull the live field and the real click prices at your terms. A day's work, free with the strategy call. The marketing scorecard takes twelve questions and no email address.
Build note — competitor teardown slot. Screenshots from Meta Ad Library and the Google Ads Transparency Center. What to look for here: does any advertiser mention access, craning, or narrow-lot work at all? If not, that is play 02 proved. Worth pulling separately for a beach-city ZIP and a Long Beach ZIP, because they are different fields.
Build note — geo CPC slot. Keyword Planner range for the core design-build terms across the South Bay. A second pull on access-related and hardscape-removal terms is worth doing — if nobody is bidding them, they are cheap and they qualify hard.
Common questions
Answers for
South Bay firms
Should we just decline no-access jobs?
Only if you have priced them and they still do not work. Most firms decline them on instinct rather than arithmetic, which means walking away from high-value property in the wealthiest, densest part of the cluster because a previous job hurt and nobody worked out why.
Run the calculator with your real handling rates. If the access premium is four or five thousand on a ninety-thousand-dollar job, that is a line on the estimate, not a reason to say no.
Is Long Beach really part of the South Bay?
Commercially it sits in most South Bay service areas, which is why it is in this cluster, but it behaves like its own city with its own housing stock, its own price range and its own competitive field. We keep it inside the account and separate inside the campaign.
The failure mode is treating the whole cluster as one audience and producing creative that is slightly wrong everywhere — too beach for Long Beach, too broad for Palos Verdes.
Do you cover Manhattan Beach, Redondo, San Pedro and Torrance?
Yes. The two anchors carry the data because they sit at opposite ends of the access spectrum, but the account covers Manhattan Beach, Redondo Beach, El Segundo, Torrance, Gardena, San Pedro, Palos Verdes Estates, Rolling Hills and Seal Beach. Torrance in particular is the cluster's conventional-access middle and often the most profitable ground in the territory for exactly that reason.

We will work out what access is actually costing you across last year's jobs, pull the live advertiser field for the beach cities and Long Beach separately, and show you what an access-qualified intake flow would change. Take the plan and run it yourself if you'd rather.
