Bid the wave, not the city
Six build waves,
not nine cities
Almost every city here was designed and built at once, by a handful of developers, in a handful of waves. Which means the useful unit is not the city line — it is the tract and the year it went up. Eight hundred identical roofs do not fail one at a time.
Wave one
Mission Viejo original · Laguna Niguel · El Toro
The first large-scale master plans in the county, now forty-five to sixty years old. Original supply piping, second or third roof, original panels, and kitchens that have been remodelled once if at all.
Everything. Repipe, re-roof, panel, HVAC, full remodel
Wave two
Aliso Viejo · Rancho Santa Margarita · north Mission Viejo
The biggest single band of housing here. Concrete and clay tile laid over thirty-year underlayment that is now closer to forty, air conditioning on its second or third unit, and the tail end of the polybutylene era in the earliest tracts.
Live: tile lift-and-relay, HVAC, kitchen and bath
Wave three
Talega · Forster Ranch · Foothill Ranch · Portola Hills
Twenty to thirty years old and arriving at its first real replacement cycle. Roofs are reaching the front edge of it and air conditioning is at first replacement, but the plumbing has decades left.
Live: first re-roof, first HVAC replacement
Irvine, all four at once
University Park · Turtle Rock · Woodbridge · Northwood · Great Park
One city containing every wave on this page. The original villages are 1970s and early 80s and squarely in the window; the Great Park side is a decade old with nothing failing. Bidding "Irvine" buys both ends with one number.
Live: the original villages only, by name
The exception
San Juan Capistrano
The Mission is the oldest building still in use in California, and the town around it has a historic district to match. A handful of streets here are older than anything else in Orange County by a century and a half — genuinely old work in a region where almost nothing else is.
Live: restoration, and a specialism nobody advertises
Too new
Newer Ladera Ranch · newest RSM sections
Still inside its second decade. Everything is original because everything is young, and it will stay that way for another ten to fifteen years.
Skip it for plumbing. Real for landscape, outdoor living and solar
The practical version: build campaigns around the wave and the tract name, not the city. Mission Viejo alone spans wave one and wave two, and Lake Forest spans thirty years inside one city boundary. A single city-wide bid buys both ends and serves neither.
This is the most coherent cluster we cover, and it is the only one where the tract matters more than the city.
Half a million people across nine cities, and almost all of it built between 1966 and 2005 to a plan. Mission Viejo was the first large-scale master plan in the county. Laguna Niguel, Aliso Viejo, Rancho Santa Margarita, Foothill Ranch and Ladera Ranch all followed the same model: a developer, a phase map, and thousands of homes going up inside a few years with the same roof, the same panel and the same piping.
That is a marketing fact, not an architectural one. When a tract fails, it fails together.
Which makes the first job in a tract worth more than it looks.
Take a wave-two tract of eight hundred homes finished in 1988. The tile is fine; the underlayment beneath it is thirty-seven years old and going. Over the next three or four years a large share of that street needs the same job, at roughly the same ticket, from somebody.
What that changes about acquisition cost
The first customer in a tract is bought. The next several are earned, and they cost nothing in media. That is not a motivational poster — it shows up directly in blended cost per acquired customer, and the numbers are further down this page.
The operational consequence is unglamorous and specific. Over-service the first job on a street. Be visible while you are on it. Ask for the introduction while the scaffolding is still up rather than three weeks later. And when you quote the second house, reference the first by street rather than by testimonial.
The homeowner association is the other half of it.
Master-planned means HOA-governed, and this cluster is governed more densely than anywhere else we work. Architectural review decides what materials go back on the house, which most contractors experience as friction and a smaller number treat as a moat.
Get a tile profile, a colour or a window line approved with an association once, and you are the known-compliant contractor for every home inside it. The buyer's real fear in a market like this is not price. It is choosing something that gets rejected and having to do it twice.
- Name the association in the ad where you have approvals. It converts harder than any discount.
- Keep a current list of what each association has already approved. It is the most valuable sales asset in this region and almost nobody maintains one.
- Where you do not have approvals, say you will handle the submittal. The work of applying is itself the offer.
Irvine is the argument in one city.
Over 310,000 residents on a single master plan begun in 1971 and still building. Which means every wave on this page exists inside one city boundary: University Park, Turtle Rock, Woodbridge and Northwood are 1970s and early 80s and squarely in the window, while the Great Park side is a decade old with nothing failing and nothing about to.
Bidding "Irvine" buys both ends with one number. Target the village by name and street, exactly as you would target a tract anywhere else here.
The rest of Irvine is a different business again. UCI, the Spectrum and one of the largest master-planned business districts in the country produce enormous demand for professional services, healthcare and aesthetics, dental, legal, financial and ecommerce. It is also among the most linguistically diverse cities in California, with very large Chinese, Korean, Indian and Persian communities. If that is what you sell, Irvine is the best city on this page rather than a caution on it.
And one city here is older than everything else in the county.
San Juan Capistrano's Mission dates to 1776 and the historic district around it means a handful of streets predate the rest of Orange County by a century and a half. Genuine period work, genuine review requirements, and very few contractors who can speak to either.
The canyons behave nothing like the tracts.
Coto de Caza, Trabuco, Silverado, Modjeska and the hills above Rancho Santa Margarita and Laguna sit in high and very high fire severity zones. Carriers have been repricing and non-renewing across all of them, which makes the demand event a renewal notice rather than a breakage.
That runs on an annual cycle you can plan campaigns around, and it pulls three trades at once: insurance, roofing specification and defensible-space landscape. It is the reason insurance ranks near the top of this cluster for us rather than near the bottom.
None of this is complicated. It is just specific — and specific is what almost nobody advertising into these nine cities is being.
Coverage
The seven cities
we run here
About 689,000 residents across 17 ZIP codes, plus the unincorporated communities inside the cluster — Ladera Ranch, Coto de Caza, Trabuco Canyon, Silverado and Modjeska.
Mission Viejo
92691 · 92692
About 93,000 residents and the original large-scale master plan in Orange County, begun in 1966. The earliest tracts are approaching sixty years old, which puts them past due on every system at once.
Long tenure, high owner-occupancy and dense HOA governance. People here improve rather than move, and they ask the neighbours who did the work.
Irvine
92602 · 92603 · 92604 · 92606 · 92612 · 92614 · 92617 · 92618 · 92620
Over 310,000 residents and the purest expression of everything this page argues. Irvine began building to a single master plan in 1971 and never stopped, which makes it wave one, wave two, wave three and too-new all inside one city boundary.
The original villages — University Park, Turtle Rock, Woodbridge and Northwood — are 1970s and early 80s and squarely in the window. The Great Park side is a decade old. Target the village, never the city.
It is also among the most linguistically diverse cities in California, with very large Chinese, Korean, Indian and Persian communities, and UCI and the Spectrum behind it.
Lake Forest
92630 · 92610
Roughly 87,000 residents split cleanly between 1960s and 70s El Toro stock and the 1990s Foothill Ranch and Portola Hills tracts up against the hills.
Thirty years separates the two halves. They should not share a bid, and the newer half sits closer to the canyon fire risk.
Laguna Niguel
92677
Around 64,000 residents on a 1959 master plan built out through the seventies, eighties and nineties. Hillside lots, mature landscaping well past its design life, and irrigation of the same vintage.
Aliso Viejo
92656
About 52,000 residents on a 1979 plan, built through the eighties, nineties and two-thousands, and the last city in Orange County to incorporate.
Almost entirely HOA-governed and almost entirely wave two. Tile underlayment and air conditioning are the live categories.
Rancho Santa Margarita
92688
Roughly 48,000 residents in 1980s and 90s tract at the inland edge of the cluster, running up against Trabuco and the Santa Ana foothills.
Hotter than the coastal cities and materially more exposed to wildfire, which shapes both roofing specification and what carriers will write.
San Juan Capistrano
92675
About 35,000 residents around a Mission founded in 1776, with a historic district and equestrian estates alongside conventional tract.
A handful of streets here predate everything else in the county by a century and a half. Genuinely old work, genuine review requirements, and very few contractors who can speak to it.
One tract, one roof, one year
What the first job
on a street is worth
Every other market we cover buys customers one at a time. Here they arrive in clusters, because the houses were built in clusters.
One wave-two tract, eight hundred homes, all finished inside three years with the same roof assembly. Buy the first customer properly and the street does a good deal of the rest.
Six re-roofs in one 1988 tract
| The job | Ticket | Acquisition |
|---|---|---|
| First customer, boughtPaid search, cold | $34,000 | $1,400 |
| Five neighbours, earnedSign, referral, the street watching | $170,000 | $0 |
| Blended across six | $204,000 | $233 |
Buying all six cold at $1,400 would cost $8,400. Illustrative values — substitute your own. The point is that in a tract-built region, acquisition cost is a property of the street rather than of the lead.
Pick your trade
South Orange County marketing,
by industry
Ordered by how strong this cluster is for each trade. Nothing here ranks badly, which is unusual — most regions have at least one trade we would talk you out of.
Mature planting and irrigation across forty years of tract landscaping, canyon defensible space at the inland edge, and design-build on the larger Coto de Caza and Laguna Niguel hillside lots. Every HOA has common-area grounds on a renewal cycle as well.
Landscape marketing in South Orange County RemodelingWave one is past due on kitchens and baths that were last touched in the nineties, and long tenure means people change the house instead of moving. San Juan Capistrano carries genuine period work, and the Irvine villages carry the volume.
Remodeling marketing in South Orange County RoofingThe strongest structural case on this page. Wave two put concrete and clay tile over thirty-year underlayment across the whole cluster in one decade, and it is now closer to forty. Lift-and-relay is high ticket, low competition and specific enough to search for.
Roofing marketing in South Orange County InsuranceCanyon and foothill wildfire exposure at Rancho Santa Margarita, Trabuco, Coto de Caza and above Laguna, plus coastal and bluff exposure at the other end. Non-renewal letters are the demand event and they arrive on an annual cycle.
Insurance marketing in South Orange County PlumbingWave one carries the repipe demand, and the earliest wave two tracts carry the polybutylene tail. The coastal cities add marine corrosion on top of ordinary age.
Thin in Talega, Foothill Ranch and anything post-2005.
Plumbing marketing in South Orange County HVACSplit by distance from the water. Rancho Santa Margarita, inland Mission Viejo and the canyon communities carry real cooling load; the coastal strip has marine air doing much of the work. Wave two is at second or third replacement.
HVAC marketing in South Orange County ADUReal on the larger wave-one lots and in San Juan Capistrano, where parcels are generous and multigenerational households are common.
Most of this cluster is HOA-governed. Qualify the association before you quote.
ADU marketing in South Orange County EcommerceA wealthy, dense consumer base and a light industrial and business-park layer through Aliso Viejo and Lake Forest. Local operations, national customers, and no geography in the auction at all.
Ecommerce marketing Everything elseDental and orthodontics, aesthetics, legal, financial and medical across one of the highest-income markets in the state, plus property management and the HOA services layer behind hundreds of associations.
All servicesEach card above is the South Orange County edition of that practice, not the national page. The national hubs sit one level up — plumbing, HVAC, roofing, landscape, ADU, remodeling, insurance and ecommerce — and each lists every region we cover.
Not only the trades
Every business
we run here
The eight hubs above are where our trade work concentrates. One of the highest-income markets in the state supports a great deal more than that, and the tract and association arguments apply to most of it.
Every home services trade in the cluster
Forty years of tract housing means panels, ducting, water heaters, windows and hardscape all age on the same schedule as the roofs. Canyon-edge work adds defensible space and ember-resistant detail across several of these trades at once.

The association advantage is not a trades advantage. A dentist, an agency or a law firm inside a community of four thousand homes has exactly the same referral density working for them, and almost none of them market to it. Ask us about your category.

South Orange County
Straight answers
Which cities do you cover?
Irvine, Mission Viejo, Lake Forest, Laguna Niguel, Aliso Viejo, Rancho Santa Margarita and San Juan Capistrano — about 689,000 residents across 17 ZIP codes.
We also work the unincorporated communities inside the cluster: Ladera Ranch, Coto de Caza, Trabuco Canyon, Silverado and Modjeska. The canyon communities behave differently enough from the tract cities that they usually want their own ad group.
Why is this separate from Coastal Orange County?
Because this is inland master-planned suburbia and that is a coastal strip. The six cities on Coastal Orange County — Seal Beach through San Clemente — all have land in the coastal zone, which is one body of constraint that has nothing to do with how anything here was built.
What is left on this page is coherent in a way few clusters are: everything built to a plan between about 1966 and 2005, at consistently high income, with HOA governance almost throughout and canyon wildfire exposure along the inland edge. One market character, one set of arguments.
Almost everything here is HOA-governed. Does that help or hurt?
It is the biggest single advantage on this page, and most contractors treat it as friction.
Architectural review means the association decides what materials go back on. Get approved once — a tile profile, a colour, a window line — and you become the known-compliant contractor for every home in that association. The homeowner's hardest question is already answered before you quote.
Put it in the ad. Approved with your HOA outperforms any price message in a market where the buyer's real fear is picking something that gets rejected.
Is the tract referral effect real, or just a nice story?
It is arithmetic, and it is specific to how this region was built. A wave-two tract might be eight hundred homes put up inside three years with the same roof assembly on all of them. They do not fail one at a time.
So the first job in a tract is bought and the next several are earned. On a $34,000 re-roof, a $1,400 acquisition cost across six jobs in the same tract blends to about $233 — against $8,400 if you bought all six cold.
The operational consequence is simple: over-service the first job in a tract, and be visible while you are on that street. It is the cheapest customer acquisition available in this cluster and it does not appear in any ad platform.
Is any of South Orange County too new to bother with?
Some of it, and only for some trades. Anything built after about 2005 — the newer Ladera Ranch sections and the newest Rancho Santa Margarita tracts — is still inside its second decade with original everything. Exclude it from plumbing campaigns by name rather than letting a radius sweep it in.
The Great Park side of Irvine is the same caution at a much larger scale — a decade old, everything original, and it will stay that way for years.
For landscape, outdoor living and solar the newer tracts are the opposite of a problem — established households with maturing yards and no work done yet.
How much does canyon wildfire drive demand here?
Enough that insurance ranks near the top of this cluster for us. Rancho Santa Margarita, Coto de Caza, Trabuco, Silverado and the hills above Laguna sit in high and very high fire severity zones, and carriers have been repricing and non-renewing across all of them.
That makes the demand event a renewal notice rather than a breakage, which runs on an annual cycle you can plan campaigns around. It rewards anyone who can talk credibly about Class A assemblies, ember-resistant vents, clearance and documentation a carrier will actually accept — and it pulls roofing and landscape along with it.
Irvine is enormous. Should we just bid the city?
No, and it is the most expensive mistake available on this page. Irvine has been building to one master plan since 1971 and never stopped, so a single city boundary contains housing from every wave — and a Great Park home a decade old has nothing whatsoever in common with a Woodbridge home from 1978.
Target the villages. University Park, Turtle Rock, Woodbridge and Northwood are 1970s and early 80s and genuinely in the window for repipe, re-roof and remodel. Everything newer will absorb budget and return very little.
For professional services, healthcare, aesthetics and ecommerce the calculation inverts completely. UCI, the Spectrum and the business district make Irvine the strongest city on this page for those categories, with no build-year caveat at all.
Are you based in South Orange County?
No. Our office is in Hermosa Beach, about an hour up the coast, and we would rather say so than imply otherwise.
We come down for shoots and on-site audits and plan them properly rather than dropping in. Everything else is remote and the reporting is live.
Will you work with our competitor down the street?
No. We do not run two directly competing businesses in the same trade and the same service area. In a cluster this referral-dense, bidding two clients against each other would damage both of them inside a quarter.
Coverage here is first come. Given how the cluster divides, service area often means the coast, the tract cities or the canyons rather than all nine.
Next step
Thirty minutes.
No pitch deck.
We'll pull up your accounts, show you which waves and which tracts your budget is actually reaching, and tell you exactly what we'd do about it. You can run it yourself afterward. Plenty of people do.
