Southeast LA County marketing that books work
Whittier, Downey, Santa Fe Springs, La Mirada, Bellflower, Artesia, Commerce and City of Industry. Eight cities, high job count, modest ticket. That market punishes an expensive lead, so we build for volume and speed instead.

An honest read on Southeast LA County.
Most agencies sell this market the same plan they sell Newport Beach. It does not work here, and the reason is arithmetic rather than effort.
Southeast LA County is dense, working-class and old. It is the highest job-count, lowest-average-ticket market in our coverage. You will run more calls per week than an agency in Manhattan Beach and collect less on each one. Every marketing decision follows from that single fact.
The housing stock is the demand engine.
Downey and Bellflower filled in between roughly 1945 and 1965. Whittier goes back further still, with pre-war blocks around Uptown and older hillside homes east of there. Artesia and parts of La Mirada came in on the same postwar wave. This is the oldest residential stock in our entire build.
Sixty to eighty year old houses generate a predictable stream of work:
- Cast iron drain lines at or past the end of their service life, and clay sewer laterals under mature street trees
- Galvanized supply lines that fail as pinholes long before they fail as floods
- Electrical panels whose brand names now show up on insurance non-renewal letters
- Original slab foundations, original ducting, and re-roofs stacked three deep
- Small lots, deep back yards, and an ADU ordinance that made every one of them buildable
That is why the demand is steady and why it is reactive. Nobody wakes up wanting a repipe. They wake up standing in water. Reactive demand is won on speed and availability, not on brand.
The commercial half is a different business entirely.
Commerce, Santa Fe Springs and City of Industry are not residential markets. City of Industry has a few hundred residents and tens of thousands of jobs. Commerce and Santa Fe Springs are wall-to-wall manufacturing, distribution and fleet yards wrapped around the 5, the 710 and the 605.
If you sell to those buildings, you are running a B2B motion: facility managers, plant supervisors, fleet and property owners. Longer cycles, bigger contracts, and search volume that is thin enough that paid search plus disciplined follow-up beats anything organic will do in the first year.
Two markets, one page
Residential Whittier, Downey, Bellflower, La Mirada and Artesia want a truck today. Industrial Commerce, Santa Fe Springs and City of Industry want a bid and a scope. Running one campaign across both is the most common and most expensive mistake we see in this market.
Then there is the drive time.
These eight cities sit inside a tight box formed by the 5, the 605, the 710, the 105 and the 91. On paper, a truck leaving Santa Fe Springs can reach five of them in twenty minutes. At four in the afternoon on the 605 it reaches one.
So radius targeting by miles is the wrong instrument here. We target by realistic drive time, by hour of day, and by the corridors your crews actually use, which is how you stop paying for a lead in a city you cannot profitably serve before five o'clock.
And a large share of this market prefers Spanish.
Downey and Commerce are majority Latino, and Spanish-preference households are a substantial share of Whittier, Bellflower and Artesia too. Artesia adds a dense South Asian business corridor along Pioneer Boulevard that trades almost entirely on referral and reputation.
Practically, that means Spanish-language ad copy that was written rather than translated, a bilingual AI voice agent that answers in the caller's language on the first ring, and review generation in both languages. Agencies that skip this in Southeast LA are buying half the market at full price.
You never miss a lead, and you never leave revenue sitting on the table.
That is the whole job here. One system, one dashboard, one cost per acquired customer you can hold us to.
Coverage
The eight cities
we run here
We call this Southeast LA County rather than the Gateway Cities, because Gateway is a council-of-governments name that almost nobody types into a search bar. Your customers search the city they live in.
Whittier
90601 · 90602 · 90603 · 90604 · 90605 · 90606
The oldest stock in the region. Uptown blocks predate the war, the Friendly Hills side skews higher ticket, and the flats south of Whittier Boulevard run high volume.
Downey
90240 · 90241 · 90242
Postwar tract housing at scale, a large Spanish-preference population, and enough owner-occupancy that repipes, panels and re-roofs actually get approved.
Santa Fe Springs
90670
Industrial parks, fleet yards and warehousing on the 5 and 605. Small residential pocket. This is a B2B market with contract-sized jobs.
La Mirada
90638 · 90637
Suburban, high owner-occupancy, slightly newer stock than its neighbours. Longer consideration cycles and better close rates on quoted work.
Bellflower
90706 · 90707
Dense, mixed owner and rental, sitting right on the 91 and 605. High call volume, tight tickets, and a market where speed to lead decides everything.
Artesia
90701
Small, dense, and anchored by the Pioneer Boulevard business corridor. Referral-heavy, reputation-driven, and highly responsive to review volume.
Commerce
90040
Manufacturing and distribution wrapped around the 5 and the 710. Majority Latino, low residential count, and a serious commercial services market.
City of Industry
91744 · 91745 · 91746 · 91748
A few hundred residents and tens of thousands of jobs. Pure B2B. Nobody here is searching for a homeowner service, and everybody has a facility to maintain.
High job count, modest ticket
What a lead is
allowed to cost
Your maximum cost per lead is not a matter of taste. It falls straight out of your average ticket, your close rate and the share of revenue you are willing to hand to acquisition.
In Southeast LA County that number is usually smaller than what shared-lead sellers charge, which is exactly why so many operators here feel like they are working hard and standing still. The fix is not a cheaper lead. It is a higher close rate, a bigger first ticket, and a second and third job out of the same customer.
Max CPL at a 15% acquisition budget
| Typical job | Close rate | Max CPL |
|---|---|---|
| Drain clearabout $450 | 25% | $17 |
| HVAC repairabout $850 | 30% | $38 |
| Small remodel or installabout $2,400 | 22% | $79 |
| Repipe, re-roof or ADU depositabout $9,000 | 18% | $243 |
Pick your trade
Southeast LA County marketing,
by industry
The playbook changes by trade. Start with your industry, then we build the Southeast LA version of it.
The best-matched trade in the region. Cast iron, galvanized supply and clay laterals across eight cities of pre-1970 housing.
Plumbing marketing in Southeast LA County RoofingSixty-year-old roofs on their third layer, plus flat commercial decks across Commerce, Santa Fe Springs and City of Industry.
Roofing marketing in Southeast LA County HVACHigh volume at a modest ticket. A lot of this stock was built before central air was standard, so window-unit-to-central conversions are a real and under-advertised category alongside the replacement work.
HVAC marketing in Southeast LA County InsuranceOlder homes and older panels mean carriers are re-rating and non-renewing. That is a written-premium opportunity if you get there first.
Insurance marketing in Southeast LA County ADUDeep postwar lots and a state ordinance that made them buildable. High intent, long cycle, and a deposit worth chasing properly.
Thinner here than in our stronger adu markets. We will say so on the call.
ADU marketing in Southeast LA County RemodelingOriginal kitchens and baths, owner-occupied and finally aging out. La Mirada and the Whittier hills carry the ticket.
Thinner here than in our stronger remodeling markets. We will say so on the call.
Remodeling marketing in Southeast LA County LandscapeDesign-build on small lots, plus commercial grounds contracts across the industrial cities. Two very different offers.
Thinner here than in our stronger landscape markets. We will say so on the call.
Landscape marketing in Southeast LA County EcommercePlenty of brands warehouse in Commerce, Santa Fe Springs and City of Industry. The customers are nationwide, the operation is local.
Ecommerce marketing Everything elseDental, med spa, legal, financial, auto, pest, restoration, garage doors. If you sell a service or a product here, the system still applies.
All servicesEach card above is the Southeast LA County edition of that practice, not the national page. The national hubs sit one level up — plumbing, HVAC, roofing, landscape, ADU, remodeling, insurance and ecommerce — and each lists every region we cover.
Not only the trades
Every business
we run here
The seven industry hubs above are where our trade work concentrates, but they are nowhere near the whole list. Southeast LA runs on a much broader base of service businesses, and the arithmetic on this page — high job count, modest ticket, speed to lead — applies to all of them.
Every home services trade in the valley
Pre-1970 stock does not only break in pipes and roofs. Panels, ducting, slabs and drainage all age on the same clock, and the same instant-response system serves every one of these trades.

Law firms, insurance and professional practices
Older housing and older infrastructure drive insurance re-rating and claims work. A dense, largely Spanish-speaking population supports serious demand in personal injury, immigration, family and workers compensation law, alongside dental, medical and financial practices.

If you sell a service or a product in these eight cities, the system applies. The hub pages above go deep on the trades we write the most about. Everything else runs on the same foundation: tracking that ends at a customer, response inside a minute, and a cost per acquired customer you can hold us to. Ask us about your category.

What you get reported
Cost per customer, by city and by job type
A drain clear in Garden Grove and a repipe in Whittier are different businesses with different ceilings. You see the number separately for each, across all eight cities and 18 ZIP codes, not blended into one figure that hides both.
Every call recorded, transcribed and scored. Every sale traced from click to invoice.
Southeast LA County
Straight answers
Which cities do you actually cover in Southeast LA County?
Whittier, Downey, Santa Fe Springs, La Mirada, Bellflower, Artesia, Commerce and City of Industry, across the 18 ZIP codes listed above.
We call it Southeast LA County rather than the Gateway Cities on purpose. Gateway is a council-of-governments label with almost no search volume behind it, and your customers type the name of the city they live in.
Can paid ads work here when the average ticket is small?
Yes, but only if the campaign is built around the arithmetic instead of against it. At a $450 average ticket and a 25% close rate, a 15% acquisition budget puts your ceiling near $17 a lead. Most shared-lead sellers charge three to five times that.
So we do three things: segment campaigns by job type so high-ticket work carries its own budget, raise the close rate with instant response and better call handling, and monetise the customer more than once through service agreements and reactivation.
Do you run Spanish-language campaigns?
We do, and in this region it is not optional. Downey and Commerce are majority Latino, and Spanish-preference households make up a large share of Whittier, Bellflower and Artesia as well.
That means ad copy written in Spanish rather than run through a translator, landing pages in both languages, an AI voice agent that answers in the caller's language, and review requests sent in whichever language the customer used with you.
We serve Commerce, Santa Fe Springs and City of Industry. That's commercial, not residential.
Then you are running a different campaign entirely, and that is fine. Those three cities are industrial: manufacturing, distribution, fleet and property management, with City of Industry carrying a few hundred residents against tens of thousands of jobs.
Search volume is thinner, cycles are longer and contracts are larger, so the mix shifts toward paid search on high-intent commercial terms, LinkedIn and direct outreach, and a follow-up sequence that survives a two-month decision.
How fast can we be live?
Tracking and AI call handling are usually running inside two weeks, and in a high-volume market like this one that alone tends to move the number, because the leads you are already paying for stop slipping through.
Paid campaigns produce leads in the first 30 days. The guarantee runs a full 90 because three months of data is when a number is real.
Will you work with our competitor down the street?
No. We do not run two directly competing businesses in the same trade and the same service area. Bidding one client against another is a good way to raise both their costs and lose both accounts.
Practically, that means coverage in Southeast LA County is first come. If your trade is already spoken for here, we will tell you on the call.
Do we have to be in one of the eight cities to work with you?
No. Plenty of clients are based elsewhere in LA County and serve into this market, or are based here and serve well beyond it. What matters is where your crews can profitably reach before five o'clock, which is what we actually target against.
Our office is in Hermosa Beach. The work is remote, the reporting is live, and we come out when a shoot or an on-site audit calls for it.
Next step
Thirty minutes.
No pitch deck.
We'll pull up your accounts, show you where the money is leaking in this market specifically, and tell you exactly what we'd do about it. You can run it yourself afterward. Plenty of people do.
